Who it often fits

Is an FHA loan a match?

FHA is one of three common choices for Orange County buyers. Each lender sets its own guidelines and decides every loan.

Buyers who want a government-insured option

FHA insures the loan, so a lender may be more flexible about some parts of a file than it would be on a loan with no insurance. The lender still reviews your income, credit, assets and the home.

A smaller down payment or a shorter credit history

Buyers often look at FHA when they have a smaller down payment or a shorter credit history. Questions about the minimum down payment or the credit score a lender wants are best answered in a conversation about your own file.

First-time and repeat buyers

Many first-time buyers use FHA, but being a first-time buyer is not a requirement. Repeat buyers can use it too.

A home you will live in

An FHA loan is for a home you will live in as your primary residence. It is not for a second home or an investment property.

How it works

FHA insures the loan. A lender makes it.

The names are easy to mix up, so here is who does what.

Who insures it

The Federal Housing Administration, part of HUD, insures the loan. If a borrower stops paying, the insurance repays the lender. It does not protect you.

Who makes it

FHA loans are made by FHA-approved lenders. NexWin Capital Corp. is a mortgage broker. We do not lend, underwrite or approve loans.

Who decides

The lender decides, not HUD and not us. It looks at your income, credit, assets, debts and the home, and applies its own guidelines on top of FHA's.

Loan limits

FHA loan limits are set by county and change over time. We do not print a limit on this page. HUD publishes FHA mortgage limits by county. Your lender confirms the limit for your home, and you can ask us how it applies to your plans.

Mortgage insurance

Mortgage insurance on an FHA loan,
in plain words.

At the start

An upfront charge.

FHA loans carry an upfront mortgage insurance premium. It is paid at closing or added to the loan amount. Your Loan Estimate shows how it applies to your loan.

Every month

An ongoing charge.

FHA loans also carry an annual mortgage insurance premium, collected as part of the monthly payment. Read the amount on your Loan Estimate and ask us about anything that is unclear.

How long

Often longer than PMI.

Mortgage insurance on an FHA loan often lasts longer than private mortgage insurance on a conventional loan, and in some cases for the life of the loan. Ask how long it would last on your loan, and compare it with a conventional option.

The home

What the home needs to meet.

FHA looks at the property as well as the borrower. Sellers know this, so it helps to understand it before you make an offer.

Property standards

An FHA appraiser reports the home's value and checks that it meets FHA's minimum property standards for safety, security and soundness. A problem the appraiser flags usually has to be fixed before closing, unless the lender allows another route.

Appraisal and condition

The appraisal is not a home inspection. Get an inspection too, so you know the condition before you commit. A damaged roof, exposed wiring or peeling paint on an older home are the kinds of items that can come up.

When the home needs repairs

An FHA 203(k) loan combines the purchase and the repairs in one FHA-insured loan, for owner-occupants. It adds steps and paperwork, and not every lender offers it. Tell us about the home and we will look at what the lenders we work with offer.

Condominiums

FHA lends on a condo only when the project is approved, or the unit has another approval route. HUD publishes a list of FHA-approved condominium projects. Your lender confirms the project's status for your home before you write an offer.

Making a strong FHA offer

Sellers sometimes worry that an FHA appraisal will be strict. A complete file, documents gathered early and a home in good condition all help. Your agent can also ask the seller about repairs the appraiser may flag.

What to prepare

Documents to gather.

Each lender asks for its own list. These are the papers most FHA files need.

Photo identification

A current driver's license or passport for each person on the loan.

Proof of income

Recent pay stubs and W-2 forms. Self-employed borrowers are usually asked for more, such as tax returns and a profit and loss statement.

Bank and asset statements

Recent statements for the accounts that hold your down payment, closing costs and savings. Be ready to explain any large deposit.

Housing and credit history

A lender may ask where you have lived and about items on your credit report.

The home

For a purchase, the signed contract and the property address. Tell us early if it is a condo, so the lender can check its FHA approval first.
